We are not affiliated with the U.S. Department of Housing and Urban Development (HUD), the Federal Housing Finance Agency (FHFA), Fannie Mae, Freddie Mac, the Consumer Financial Protection Bureau (CFPB), or any other federal, state, or local government agency. Free counseling services may be available through HUD-approved housing counselors at hud.gov/findacounselor.

Every homeowner's situation is unique. We make no guarantee that any specific outcome — loan modification approval, forbearance, short-sale acceptance, or foreclosure prevention — will be achieved. Results depend on your lender, the laws of your state, your financial circumstances, and the timeliness of your action.
Avoid foreclosure-rescue scams
Be cautious of any company that asks you to (a) stop paying your mortgage, (b) sign over the title to your home, (c) make mortgage payments to anyone other than your lender, or (d) pay large upfront fees in exchange for a guarantee. These are common signs of foreclosure-rescue scams. We will never ask you to do any of these things.
